Before Listing

  • First visit at the property to analysis the market condition in the neighborhood
  • Answer all the questions or concerns seller might have
  • Virtually inspect the home, and give seller suggestions the areas the home needs to be improved before listing
  • Thank you if you choose us to list your home
  • Sign Listing and finalize the listing price
  • Go-Over Seller Disclosure package, provide professional explanation
  • Advise seller what inspection needs to order
  • Get HOA check & management contact info if there is Condo/Townhouse
  • Input property information at Comforhome website as pre-marketing
  • Order HOA if it is necessary
  • Call sign up; install lockbox, panel, name rider, flyer box, coming soon sign
  • Arrange painting service if it is necessary
  • Arrange carpet cleaning service if it is necessary
  • Arrange general cleaning service
  • Arrange gardening service if it is necessary
  • Arrange inspection schedule
  • Arrange staging service if it is necessary
  • Arrange virtual tour schedule
  • Infirm seller for all the service schedules
  • Draft first flyer for seller to approve
  • Send “Coming Soon” postcard to the neighborhoods pre-marketing
  • Finalize flyer and send to print
  • When everything is READY, input listing on MLS

During Listing

  • Upload property photos on MLS; add virtual link; add Listing Internet Comments
  • First broker tour before the first open house
  • Advertisement on local newspaper for open house classified
  • Personal attendant for first open house
  • Follow up open house leads and get feedbacks
  • Report to seller about open house feedbacks
  • Send out “Active Listing” postcard to the neighborhood
  • Hold more open houses as necessary
  • Review current market trend with seller if there is necessary for price change
  • Set See Offer date on MLS
  • Carefully review and present offers with seller if there is any
  • Negotiate purchase contract and counter offer if there is any
  • Contract is accepted and receipt of acknowledgement is signed

In Escrow

  • Make sure buyer’s initial deposit is in within 3 days
  • List down the 5 major contingency removal date
  • Turn in deposit check to title company and get the receipt of deposit back
  • Provide HOA Doc. if it is Condo/Townhouse; provide seller disclosure package, inspection report, preliminary report, Terracheck report to selling agent
  • Provide a copy of purchase contract/counter offer/addendum; seller loan pay offer info; seller SSN to title company
  • Send friendly reminder to selling agent one day ahead for particular contingency removal
  • Make sure contingency is removed on time; otherwise; needs to find out the reason. If contingency removal needs extension, Addendum from buyer is needed and infirm sellers right away.
  • Follow up on buyer’s disclosures; make sure all documents are return back to office at least 1 week before closes of escrow. A thorough review of all disclosure is mandatory. They need to be completely signed.
  • Follow up with title company to make sure if buyer’s loan doc is in
  • Schedule a sign off for seller
  • Coordinate the final walk through with between seller and buyer
  • Contact title company for closing status; arrange key turning
  • CONGRATULATION! CLOSED
