The easier it is to schedule and enter the home, the less likely a buyer is to skip it for another available property.

A lockbox securely holds a key and is accessible only to qualified local real estate professionals through the applicable system. A listing marked “lockbox—no appointment needed” can be easier to show than one requiring the listing agent to deliver a key or coordinate every appointment.
When it is appropriate for your property and security plan, allowing your agent to use a lockbox can increase showing opportunities.
Make access as convenient and reliable as possible. When an agent requests a showing, try to accommodate the buyer’s schedule. If access is difficult, the agent may show other homes first and the buyer may write an offer elsewhere.
Whenever possible, leave before the agent and buyer arrive. Buyers are usually more comfortable speaking openly and taking time to experience the home when the seller is not present.
