Before putting your home on the market, you need a realistic understanding of what it may be worth. Morgan compares your property with recent sales and similar homes currently competing for buyers.

This property-specific review is called a Comparative Market Analysis, or CMA. Morgan can prepare a complimentary CMA so you can discuss value and selling strategy before committing to a launch date.

Define the sale

Clarify your desired timing, expected proceeds, flexibility, and what needs to happen after the sale. A purchase, relocation, rental, or delayed move can change the best preparation and contract strategy.

Prepare the property

Prioritize visible maintenance, cleaning, decluttering, curb appeal, and staging before photography. Focus first on issues that could distract buyers or suggest deferred maintenance.

Use the CMA to compare recent closed sales, active listings, pending competition, condition, location, and current market pace. Automated estimates may be a starting point, but they cannot fully account for property-specific differences.

Choose a launch price that supports your goals while making sense alongside the alternatives buyers will see.

Launch and show

Coordinate professional presentation, accurate listing information, photography, marketing, and showing access. Keep the home consistently ready and make access as convenient as security and your schedule allow.

Review and negotiate offers

Compare more than price. Review financing strength, deposits, contingencies, requested credits, closing timing, possession, and the buyer’s ability to perform.

Respond with the strategy that best supports your proceeds, risk tolerance, timing, and next move.

Manage escrow and closing

After accepting an offer, track inspections, appraisal, title, buyer financing, disclosures, negotiated work, document signing, and move-out requirements. Maintain clear communication until funds are disbursed, the transfer records, and possession is delivered according to the contract.
